    Well, it’s ALSO going to depend on what the house is built from, how far from a hydrant, your credit score, how old the house is, what updates have been done, and your claims history AND the claims history of the house.

    You’re NOT going to get THOSE limits. The minimum personal property limit is 50% of the dwelling limit – so you’re looking at $110,000. The PREMIUM is based on the cost to rebuild the house – and all of the above I listed.

    You’re going to have to call a local, independent agent to get real quotes. If it’s REALLY $220,000 for the cost to rebuild, no claims, and great credit, I’d guess it’s going to run between $1,000 and $1500 a year, depending on what other “extras” you need to add to the policy.

    I’d pretty much agree with the last AGENT that posted, except for the following: Independant agnts dont often write through preferred carries like allstate, NATIONWIDE, or state farm. Plus, i know for a fact at Nationwide, we can insure your personal property as up to the same amount of dwelling coverage you have, but not all companies are going to be the same.

    Call an agent for a quote…. there are just way too many variables to give you an accurate quote. could be 700… could be 2000. it just depends on soooooo much. I wrote a 320,000 house the other day for $1,000 exactly, today i wrote a 119,000 house for $1070. …..

    If you are in NJ, either that is a very small house or your purchase price. Most companies, on a homeownrs policy give 70-75% of your dwelling limit for contents automatically when you purchase replacement cost on contents, for a small additional premium. $20,000 is not very much for personal property, just add up what you paid for all of your clothes, then add in your computer equipment, TV, DVD, stereo, kitchen stuff, furniture & figure out what it would cost to buy everything new & see how far it gets you.
    Allstate, State Farm & Nationwide are not the ONLY preferred carriers. Chubb is a VERY preferred carrier & only available through independent agents. Also, a direct writer only has one company & if you have an issue that doesn’t fit in with their regulations (underwriting), they can do nothing for you, an independent agent may be able to find you another company. Anyway, the best thing to do is to call a good independent agent. Ask friends in the area who they use & who they are happy with & why. Also, you may be able to save some money if you package with your auto policy. Atlantic Mutual offers a great package policy with coverages similar to Chubb (which offers the best coverages in the industry) for a lower premium.
    Sorry I couldn’t give you a quote but there are too many questions that need to be asked & answered.
